Review: NRMA Agnes Water Beach Holiday Caravan Park!

When planning a beach escape in the Gladstone region, a review on the NRMA Agnes Water Beach Holiday Caravan Park could be what you need. Whether you’re comparing caravan parks, looking for absolute beachfront accommodation, or deciding if this park suits your group.

Many visitors arrive unsure about the real distance to the beach, the quality of the facilities, noise levels, and whether the higher price tag is worth it for a few nights. After staying here myself, I’ll share the pros, cons, and small details that often make or break a stay, so you’re not left guessing.

This review is for anyone planning a holiday in Agnes Water or the Town of 1770 and wanting a reliable, beachfront base. While camping is incredibly popular in this area, for this occasion we opted for cabin-style accommodation, but I wanted to share my thoughts on the entire Caravan Park. Helping you decide whether this is the perfect park for your next coastal getaway.

Our Review: NRMA Agnes Water Beach Holiday Caravan Park!

Matt and I have stayed at several places here over the years, but on this occasion, we checked out the NRMA Agnes Water Beach Holiday or Caravan Park, directly across from the main sections of beach (located on Jeffery Court ).

Overall, our stay at the NRMA Agnes Water Beach Holiday Caravan Park was an enjoyable one. Undoubtedly, the best aspect it offers is direct access to the beach, which we definitely took advantage of.

So, would I stay here again?

Pros & Cons?

Possibly, yes, and the beach access would be primarily the reason for it. But I would compare the pros and cons with other places in town first, while weighing up it’s worth.

✅ Pros

  • Absolute beachfront location – step straight onto Agnes Water Beach.
  • Range of accommodation – from powered/unpowered sites to cabins and villas.
  • Family-friendly – playground, BBQ areas, and safe swimming spots nearby.
  • Convenient amenities – camp kitchen, laundry, and clean bathroom facilities.
  • Great base – short walk or drive to town centre, shops, and local attractions.
  • Relaxed atmosphere – perfect for a coastal holiday with a laid-back vibe.

❌ Cons

  • Busy in peak season – sites can be VERY crowded and book out quickly.
  • Contact – I often found calls ring out during busy times.
  • Limited shade – some sites more exposed to sun and wind than others.
  • Cabin styles vary – some are a little older and more basic than expected.
  • Noise levels – can be higher during school holidays and weekends.
  • Cleaning – Excess fees on Cabin accommodation if not completed

On this occasion, we encountered some downsides, which I will elaborate on further below. Truthfully, I like Caravan Parks, but with the higher expense and rules surrounding fixed accommodation, I feel sometimes you can get a better deal staying in a hotel.

With that said, if we were on a camping trip (rather than staying in the cabin), it could be one of my first choices. But, this particular Caravan park does get REALLY busy and it seems packed in between camping sites.

Booking, Checkin, Staff & Parking!

Booking in

Agnes Water Holiday Park bookings can be made online, but they do get swamped, and it helps to book well in advance to secure a site.

Surprisingly, after encountering an issue with our dates, it was even a smooth and friendly process to call them when rescheduling for a month later. 

However, I did find that I had to call a few times before someone would pick up ( too busy with calls, it seems). And, unfortunately, there’s no answering service, you just had to keep calling.

Still, when you finally made it through, the staff were very friendly and helpful.

Check-in process was seamless and pleasant.

Upon arrival, the staff greeted us warmly, providing us with detailed information and a handy map to locate our cabin easily. 

Additionally, they gave us the “key code” for the gate and toilet block access, ensuring we had secure access to the property at any time during our stay.

Their welcoming and organized approach set a positive tone for our holiday right from the start.

Staff Service

During our stay, we didn’t interact with the staff too frequently, but our experiences were always positive whenever we did.

The staff were friendly, knowledgeable, and willing to help, which enhanced our overall experience.

Parking

Another downside was the parking situation! It can be problematic, particularly during peak occupancy times.

Cabin guests are allocated a parking spot that, unfortunately, isn’t always in close proximity to your accommodation. This arrangement can lead to inconvenience, especially when arriving with heavy luggage or during bad weather. 

Additionally, in spite of the Agnes Water Caravan Park having rules against parking boats and jet skis in the car spaces, enforcement appears relaxed.

During our stay, I found our designated parking spot occupied by a boat trailer. Unfortunately, when I approached the staff for assistance, they were unable to help without us identifying the owner. 

Obviously, this posed a frustrating scenario for us, with nowhere else to park except outside on the street.

Our Cabin Accommodation

For this trip, the cabin we stayed in was one of the Beachfront studio cabins, which are among the most cost-effective options in the entire park. These start around $200 per night for 2 guests, but does require a minimum 2 night stay.

Despite its affordability, the cabin didn’t skimp on amenities.

It provided everything we needed for a comfortable stay, including air conditioning, a kitchenette, and a bathroom.

However, what truly set it apart was the balcony that came with seating, offering gorgeous ocean views. Despite being slightly blocked by large trees, it was a perfect spot for morning coffees or sunset relaxation.

Additionally, the inclusion of a TV and a cozy lounge area ensured that we had a pleasant indoor environment when we chose to stay in.

Cleaning Fees

What disappointed us the most was the lengths we had to go to ensure we didn’t get an excessive cleaning fee.

While their cleaning rules aren’t impossible or unreasonable, you won’t find a hotel or motel (with a lower nightly cost) having the same expectations. This includes:

  • the dishes cleaned and put away,
  • benches wiped down,
  • and rubbish bags removed from the cabin.

I believe for the price, you are already paying for a cleaning service, and while there’s a limit to what one can expect, relying on the previous visitors for cleanliness raises concerns for me.

Who’s to say they didn’t just lick the dishes clean and put them back in the cupboard? YUK!

This aspect made us question the overall hygiene standards of the accommodation, which is not something you want to be worried about while on holiday.

Camping Sites & Accommodation?

Not sure what type of accommodation you need?

Between the camping and fixed choices, I will go through each of them below to help break it down for you.

Powered or Non-Powered camping sites

There are about 60 Powered sites available in the Agnes Water Beach Holiday Park that start from $85 per night.

Some of these are allocated specifically as powered tent sites, but, I don’t think they have a massive amount of room. In the end, you should be able to fit your Caravan and one vehicle. 

Any boats, jet skis, or excess items, need to be parked out on the street at your own risk. Or, another option is to book it into the Boat Storage area.

Parking them inside the park is not allowed, but if you read my comments above, some people don’t follow this rule.

Unpowered sites are limited and I did see some tents parked comfortably on Powered sites with beach views, which I thought was a great idea if you have the budget for it.

Beach Front Studio & Villas

These Beachfront Apartments are what we had the pleasure of staying in on this visit.

As you can see from the picture below, there are two different types, a smaller unit connected to a larger one. The smaller apartment has just one room with a queen-size bed, and the other has two bedrooms.

Facilities include fans, Air conditioning, a small fridge, a Kettle, a toaster and a Television. Since both are adjoining, these can serve larger groups or two families.

Prices for these start at $200 per night for the single room ( 2 People) and about $289 for the two bedroom (4 to 5 People).

There is a massive grass area in front of the apartments where the kids would sometimes play. Right in front of that was a line of trees and then the beach. Therefore, it’s not direct beach views, but you can definitely hear the waves.

Beach House Bungalows (Ocean Front)

The Beach House Bungalows would have to be your prime position, overlooking the beach.

You have two units here and unrestricted views of the Beach. Only suitable for two people and is probably great for a romantic weekend away. 

Therefore, this is your luxury hotel stay ( starting at $437 per night) and a perfect way to enjoy the beach views and the quickest walk into the water.

Ocean view Safari Tents

The Oceanview Safari Tents are located right behind the Beach house Bungalows and our first Glamping-style accommodation.

Propped up high on stilts, it is only a short walk to the beach and great views of the Surf. You can sleep up to four people in these rooms, and prices start from $260 per night.

Safari Tents

There are about seven glamping Safari Tent accommodations located up the back of the Caravan Park. They can sleep up to five people, and the cost starts from $205 per night.

The rooms are very similar to the other Safari Tents and have everything you need. Although, they are the furthest away from the beach.

Other Park Facilities!

Campers are issued two keys for the Amenities block, which must be returned when you leave. Therefore, this restricts usage to guests only and stops the general public from walking in off the beach. (due to it’s location, this happen a lot)

This feature significantly enhances the security and cleanliness of the facilities, ensuring that only those staying within the park have access. It’s a thoughtful detail that not only preserves the amenities’ condition, but also provides guests with a sense of exclusivity and privacy. 

Note: You would be surprised how many people I saw walking in from the beach trying to use the toilet!

Additionally, the park has all the standard facilities available to you. This includes:

  • a BBQ area.
  • Camp kitchen.
  • Laundry.
  • Gas Refill.
  • Amenity’s block.
  • Ice.
  • And a dump point.

The Park also offers a variety of activities and entertainment options for its guests. It hosts occasional live music events in the evenings, providing an excellent opportunity for guests to relax, socialize and meet like-minded people. 

The Café

I was surprised to see a café/coffee shop inside the park, but found this made a brilliant addition.

While the most I got was coffee, plenty of others were enjoying the food and snacks available or using it for group catch-ups.

If you’re desperate for an early morning coffee fix, then you don’t have to go far for it. Otherwise, the main Agnes Water shops are about One kilometre walk away, so a morning stroll for some other options isn’t out of the question either.

Pet Friendly

Pets are allowed sometimes inside the Caravan Park, but I do believe they have some restrictions during busy periods.

They also don’t allow pets into any of the Fixed cabins/tents, so it is best to check with them directly for your dates.

Noise Restrictions

Like most Caravan Parks, there are some strict rules on noise (with people and animals), which are to be kept to a minimum after 9pm.

This means breaches of their rules can have you evicted immediately. So, ascertain your pet’s reactions to other animals or people before staying here.

Things to do in Agnes Water & 1770

Both Agnes Water & 1770 are situated 10 minutes apart and generally explored together. This means you could stay at one and still visit the other easily.

There is about 1000 people who live in the area, but it can receive thousands of tourists each year. This is either road tripping between Brisbane and Cairns, or just driving the 6 hours up from the Queensland capital of Brisbane.

One of the most unique experiences in the region is the Paperbark Forest Walk, where you wander along raised boardwalks and stepping stones through towering paperbark trees.

For something more adventurous, the iconic 1770 Amphibious LARC Tour takes you across beaches, estuaries, and into pristine national parks aboard an amphibious pink vessel.

If the Coral Reef is on your Aussie bucket list, you won’t want to miss exploring the southern Great Barrier reef areas and taking a day trip the Lady Musgrave Island, where you can snorkel in crystal-clear waters and discover vibrant marine life.

Bundaberg

Beyond Agnes Water and 1770, the Southern Great Barrier Reef region offers even more adventures. You could head south to find activities in Bundaberg like touring the famous distillery, visit the turtles at Mon Repos, or explore the surrounding national parks.

Yeppoon

For more coastal escapes in the north, Yeppoon is worth a look and has many things to do. One of my best highlights is Great Keppel Island, which provide picture-perfect beach escape that a little more budget-friendly than some island off the coast of Queensland.

Rockhampton

However, as your heading along the major A1 Highway, and easy pass through stop would be above the city of Rockhampton at the Mount Archer Skywalk or you can dive into history and geology on a guided tour through the stunning Capricorn Caves.

How to Get Around Town?

When touring Agnes Water or 1770, I recommend renting a car as it provides the flexibility to explore the region’s scenic beauty at your own pace.

This includes road-tripping there in your own vehicle (this is what I do), hiring one from the airport you fly into (Bundaberg & Gladstone are the closest) or renting one when you get there.

Having access to some form of transportation, such as hiring the convenient scooters, can significantly enhance your experience by expanding the range of sights and activities accessible to you.

However, keep in mind that there are some four-wheel-drive tracks in the region (Deepwater and Eurimbula National Parks), so consider a larger vehicle if you intend to see them.
